Designated Substance Surveys: Asbestos, Mould, and Indoor Air Quality

Our Services Our Services

Before You Renovate or Demolish, Know What's Inside

Older buildings often contain materials that are hazardous to workers and occupants, and Ontario law requires you to identify them before construction or demolition begins. KDM Environmental Inc. performs thorough designated substance surveys so you can proceed safely, legally, and without costly delays.

Asbestos Surveys Asbestos was commonly used in building materials in Canada until the 1980s. If your building was constructed before 1990, there’s a real chance asbestos-containing materials are present somewhere, in floor tiles, pipe insulation, ceiling materials, or drywall compounds.

KDM Environmental Inc. performs visual surveys and material sampling to identify asbestos-containing materials, document their location and condition, and provide recommendations for management or abatement. Our reports meet the requirements of Ontario Regulation 278/05 and give contractors the information they need to work safely.

Mould in a commercial or industrial building is a liability, an air quality issue, and often a sign of a larger moisture problem. KDM Environmental Inc. conducts mould assessments that identify affected areas, assess the extent of growth, and provide a clear remediation scope for contractors.

Whether you’re dealing with a complaint from occupants, investigating following water damage, or completing a pre-purchase assessment, we’ll give you an accurate picture of what’s there and what needs to happen next.

Indoor Air Quality Assessments : Poor indoor air quality affects occupant health, productivity, and comfort, and it can expose building owners and employers to regulatory and legal risk. KDM Environmental Inc. performs indoor air quality assessments to identify contaminants, assess ventilation performance, and help building managers meet their duty of care.

Full Designated Substance Surveys : When a renovation or demolition project requires a comprehensive review, KDM Environmental Inc. can complete a full designated substance survey covering all substances regulated under Ontario’s Occupational Health and Safety Act,  including asbestos, lead, silica, mercury, and more.

We document everything in a clear, structured report that contractors can use to plan their work and comply with regulatory requirements before breaking ground.
